The story of the yellow Post-it notes

When JIAB was set up in 2011, the idea was that it would be a small company to complement the larger rental companies. But it didn't work out that way.

JIAB Hyrcenter's partners Thomas Erixon, Johan Berg and Johan Isaksson.

Johan Isaksson and Johan Berg started, at the idea stage, the journey together already a couple of years before 2011. With experience and entrepreneurship from the restaurant industry in particular, they wanted to offer the same high level of service and quality to construction companies as to restaurant guests.
Some important points were written down on one or two yellow "Post-it notes", which still permeate the entire business.

From that autumn day in 2011 when the first fan heater was rented out from JIAB Hyrcenter in Luleå, four more full-fledged depots have been opened in Piteå, Boden, Kiruna and Gällivare. Already in 2013, the management realized that the construction industry needed additional support in addition to car machines, lifts or nail guns, so they started JIAB Ställningsmontage AB. A business that today includes 70 scaffolding builders and 150,000m2 of scaffolding.

For the upcoming tenth anniversary, turnover has increased from a couple of million in the first year to almost a quarter of a billion for 2020. The business, with both JIAB Hyrcenter and JIAB Ställningsmontage AB, currently employs 150 people.

The growth and expansion has been enormous in these almost ten years and the question is - what is the secret?
The answer is simple, JIAB never deviates from what was originally drawn on the yellow "Post-it notes".

Quality

We have a wide selection of carefully selected machines from safe and good suppliers, where knowledge and service meet our high standards. Continuous further development is carried out within the company where news and knowledge in the industry are followed up, and where the customer with its market and needs are constantly put in focus.

SAFETY

We carry out service checks at every rental to ensure the safety and security of customers working with our machines. Every year, control inspections are carried out by certified control bodies. We also offer our customers training courses, including for mobile work platforms. Our staff are continuously trained so that we can comply with the laws and regulations that apply.

Our goal is to be able to offer a complete solution that meets or exceeds the high demands of our customers while protecting the environment. Our ambition is that the entire business, both JIAB Hyrcenter and JIAB Ställningsmontage, should be run with the least possible environmental impact.

Sustainability is a key word in business and what could be more sustainable than renting instead of buying? Renting the machines or scaffolding that the customer needs not only saves money, it also contributes to a more sustainable society. Letting us take care of scaffolding and machines in the best possible way when they are not rented out also means that the lifespan of the products is extended - instead of being used up, broken products are repaired and thus given new life. Again, a sustainable approach in a world of high consumption.

Furthermore, all the company's machines and cars run on green biofuel. And as for transportation in our elongated county, we always coordinate deliveries of materials to reduce the number of trips and the emissions that come with it.

Another way in which we strive for a more sustainable environment is through our sponsorship projects to organizations and associations. Each year we sponsor a number of different ones and in the selection process it is not to their disadvantage if they have a plan that benefits the environment - may be directly or indirectly to the sponsorship support sought. Supporting projects that contribute to a greener society feels very valuable to us.

Living sustainably is not just the responsibility of individuals. We, both large and small entrepreneurs, all have a responsibility to protect our environment and take the climate threat seriously.

RENTAL VOUCHERS

General delivery and rental conditions

These Terms and Conditions of Delivery and Hire shall apply unless they have been amended by written agreement between the parties, hereinafter referred to as JIAB Hyrcenter AB (JIAB) and the Lessee (HT).

The Rental Object refers to all rented equipment, construction machinery, shed modules or other Rental Objects to the Lessee, including fixed and loose installations and accessories supplied by JIAB Hyrcenter AB.

The Lessee's own property is not included in the Leased Object. The Rental Object constitutes movable property. JIAB Hyrcenter AB is entitled to put up signs/decals with texts such as "Hyrd av JIAB Hyrcenter AB" and "JIAB Hyrcenter AB" on or in connection with the Rental Goods.

3.1 Right of use
JIAB Hyrcenter AB grants the Lessee a limited right of use to the Leased Object in accordance with the terms of the Agreement. "The Agreement" refers to the agreement between JIAB Hyrcenter AB and the Lessee regarding the rental of the Rental Object. The Agreement may be written, oral or in any other form. The Rental Object is and remains the property of JIAB Hyrcenter AB during the rental period. Nothing in the Agreement implies or shall be interpreted as the Lessee obtaining ownership of the Rental Object.

3.2 Restrictions
The Rental Object may not be used in contravention of the Agreement, applicable law, official decisions or in a way that risks affecting JIAB Hyrcenter AB's ownership rights. The Lessee may not relabel or otherwise change the identification of the object. Furthermore, HT may not change written instructions or pledge, transfer, lease or otherwise grant rights to the Rental Object to a third party.

3.3 Rent calculation
Rent refers to the agreed rental amount per day, per week, per month or as agreed. The rent is exclusive of state value added tax. Holidays are normally rent-free unless the equipment is in use on these days. The exception is, for example, heating, dehumidification and other equipment that is in operation seven days a week. If the Rental Object is used for more than one normal working day (8 hours), a shift surcharge of 50% of the stated daily rent will be added per extra shift.

3.4 Delivery and rental period
The rental period is calculated from the day the Rental Goods are made available for collection from JIAB's depot in accordance with the Agreement. Alternatively, from the day JIAB arranges for transportation of the Rental Object to the agreed location. If there is no fixed rental period for the object in the Agreement, the rental period runs until the object is returned to JIAB's depot or until an agreement is made on the collection date. In the latter case, JIAB will arrange transportation for collection at the designated location. If the Lessee does not return the object on the agreed day according to the Agreement, the daily rent will continue until the object is returned.

3.5 Return of Rental Goods
A Rental Goods shall be considered returned when a return note has been issued by JIAB. The Rental Goods shall be well cleaned and, taking into account normal wear and tear, in good condition. If this is not the case, JIAB is entitled to take the necessary measures for cleaning and/or repair. This is done at the expense of the Lessee.

3.6 Duty to inspect/complaint
The Lessee shall, in connection with the receipt of the Leased Object and always before the object is put into operation, make a visual inspection and carefully examine the Leased Object. Remarks must be reported to JIAB as soon as possible and if more than three days have passed since the object was received, the Rental Object shall be deemed to have been received in good condition.

3.7 Terms of use
When using the Rental Object, the Hirer shall observe and comply with the following conditions:
- HT shall ensure that only authorized and qualified personnel use the Rental Object for which there are special handling instructions. It is HT's responsibility to ensure that it has received sufficient instructions/information for both the handling and care of the object in question.
- The Rental Object may only be used in the manner for which the object is intended and in accordance with the associated instructions.
- During the rental period, the rental object must be stored and handled in such a way that the object is not exposed to damage, unauthorized use or other forms of misappropriation.
- HT is responsible for the supervision and maintenance of the object and shall pay for the replacement of consumables and fuel and lubricants in accordance with the accompanying instructions. However, the Lessee may not repair, upgrade or change anything in the software without the permission of JIAB.
- The rental object may not, without notice to JIAB, be moved to other locations than what is agreed in the Agreement. JIAB shall have unrestricted access to the location of the Rental Goods.

3.8 Responsibility for inspection
JIAB is responsible for mandatory inspections of the Leased Object, in which case the Lessee may be required to participate to the extent necessary, and in that case undertakes to do so. JIAB has the right to inspect the Rental Goods at the Lessee's workplace during normal working hours.

3.9 Theft, damage and loss
- In the event of theft of the rental object during the rental period, HT must immediately notify JIAB and submit a police report. Until the police report is received, HT pays the agreed rent. The police report must clearly state which rental objects have been stolen. Rental objects that are stolen shall be replaced by HT with an amount corresponding to the replacement cost.
- HT is responsible during the rental period for the loss of the Rental Object and for all damage that does not constitute normal wear and tear. Damage must be reported to JIAB for a decision on how to repair the Rental Object. Objects that are lost or damaged beyond repair shall be compensated by HT to JIAB corresponding to the replacement cost.

3.10 Defects in the rented object
If the rented object does not function properly and the defect is not due to HT's handling or damage caused by HT, JIAB shall replace the object as soon as possible after HT has complained about the defect or deficiency. Rent is not charged during the period when the object cannot be used.

4.1 All-risk
During the rental period, the Lessee shall maintain each Rental Object with all-risk insurance with an insurance amount that at least corresponds to JIAB's replacement cost for the object. Otherwise, a damage/theft fee will be charged for rented objects.

4.2 Traffic insurance
JIAB is responsible for and pays for traffic insurance if such insurance is required for the object.

4.3 Liability insurance
The Lessee shall have normal liability insurance and shall be liable for damage caused by the Leased Object to persons or property. The Lessee shall indemnify JIAB for personal injury and property damage.

JIAB Hyrcenter AB is entitled to charge for additional costs that may arise due to the fact that any of the points in these General Terms and Conditions of Delivery and Rental are not fully met, such as working hours

6.1 Termination of the agreement
JIAB is entitled to terminate the Lease Agreement immediately if the Lessee materially breaches these terms and conditions. JIAB is also entitled to terminate the Lease Agreement immediately if HT goes bankrupt, suspends payments, is subject to corporate reorganization, is found to lack enforceable assets or is otherwise deemed to be illiquid or insolvent. In the event of these events, it is the Lessee's responsibility to immediately inform JIAB Hyrcenter AB of this in writing and to inform the relevant bailiff or bankruptcy trustee of JIAB Hyrcenter AB's ownership rights by presenting this agreement.

6.2 Early termination
If the Lease Agreement is terminated early, HT's right to use the Leased Object ceases and HT is then obliged to immediately return the Leased Object to JIAB. If JIAB deems that there is a risk that return will not take place as described above, JIAB is entitled to immediately repossess the Rental Object at HT's expense.

6.3 Repossession
JIAB is always entitled to terminate the Rental Agreement with immediate effect and repossess the Rental Object at HT's expense if JIAB deems that there is a risk of the Rental Object being lost or destroyed.

The Lessee is strictly liable for damage to the rental object that is not attributable to normal wear and tear. In the event that the Lessee is liable for compensation, the Lessee shall compensate JIAB Hyrcenter AB for the replacement value of the damaged property and any associated necessary work. If, on return, the Hired Object requires repairs, decontamination and/or reconditioning that are not due to normal wear and tear, JIAB Hyrcenter AB is entitled to carry out this work at the Lessee's expense.

When JIAB Hyrcenter AB so requires, the Lessee shall provide security in the form of a bank guarantee for its obligations under this agreement to the extent JIAB Hyrcenter AB deems necessary, unless otherwise agreed before the conclusion of the agreement.

The rental object is the property of JIAB Hyrcenter AB and the Lessee does not, due to this agreement, acquire ownership thereof.

Disputes concerning the validity, interpretation or application of this agreement and disputes that may otherwise arise from the agreement shall be settled by a general court with Luleå District Court as the first instance.

If the fulfillment of any of the parties' obligations under this agreement is prevented by circumstances beyond the control of the parties, this shall constitute grounds for relief for either party, which shall allow for an extension of time and relief from penalties and other sanctions. This applies irrespective of whether the cause of the delay occurs before or after the agreed date of taking possession. If the performance of the contract is substantially prevented for a period exceeding six months due to any of the above circumstances, either party shall be entitled to terminate the contract in writing without liability to pay compensation to the other party.
